MILLDALE – SOAK UP THAT SUN
A GOLD AWARD HOME!

REGIONAL AWARDS WON: Regional Gold

REGION & CATEGORY: Auckland / Northland / Coromandel

New Home $450,000 – $600,000

The requirements of this new three-bedroom home created a challenge for the builders, with considerations such as a north entry and a strategically placed rain garden necessitating a side-entry garage. The solution was to provide a living area on the north side for warmth in winter, and an entertainment area leading to the private deck for enjoying the late-afternoon sun in summer. The main bedroom suite benefits from a similar location.

A high raking ceiling over the kitchen and dining area adds to the sense of light and space. This also allows the warm sun to stream into the living area, making it a bright and welcoming space to socialise with friends and family. Elements such as a barn-style door, pendant lighting and feature walls to display the homeowners’ artwork, add character and personality to this 178sqm dwelling.

An attractive exterior contrast has been cleverly created with the use of light horizontal and black vertical cladding on the street elevation, drawing the eye to the bold yellow entry door. The monopitch roof design beautifully finishes off this truly modern suburban family residence.

REGIONAL AWARDS WON: Regional Gold

REGION & CATEGORY: Auckland / Northland / Coromandel

New Home $600,000 – $750,000

This standout home was designed to not stand out! The owners wanted a contemporary structure that blended well with the countryside, a brief that has been met by clever design and use of materials. The timber exterior is in harmony with the surrounding bush, while high raked ceilings at the entrance are inspired by tall trees and hills. There’s a fabulous feel to this open-plan four-bedroom, three-bathroom home. Timber floors, plenty of sunshine and a fireplace in the living area keep things cosy. Hosting guests in this home is easy and enjoyable – both indoors and outside. The ultra-modern black kitchen, offset by a white island bench and shelving, overlooks the living area, while a covered outdoor space encourages alfresco lounging and dining. At one end of the 240sqm home, a guest suite has private access and an ensuite, while the main suite is at the other end of the house, providing a relaxing retreat. In the near future, the owners envisage an extensively developed outdoor entertaining area for the many gatherings and family celebrations to come.
