Frequently Asked Questions
What deposit is required?
A 5% deposit is required under our Master Build contract. For House & Land or turnkey packages, this may vary – have a chat with our consultant for further details.
Should we have the contract independently checked?
Yes. While we use the Master Build contract, we do recommend having your lawyer review the document before signing to clarify the wording.
Can we visit the site during construction?
Yes, we welcome this. We want you to enjoy seeing your home take shape. Our Health & safety rules will be explained at your pre-construction meeting.
Who insures the property during construction?
Madison Park Homes insures your home until your official handover. You will need to arrange your own insurance after handover and for any personal items or materials you supply.
Is it better to build in summer or winter?
Either works. Modern kiln-dried framing minimises weather impact, though some exterior finishes may be delayed in winter. We use products and methods to reduce downtime.
How much per m² does it cost to build?
How long does the build take?
Timeframes can vary depending on the size and complexity of your home. A standard single-level 200m² build typically takes around 6–7 months from signing. Including the design and consent process, we would recommend allowing approx. 12 months in total.
Do I need a licensed builder?
Yes. Since 2012, only licensed builders can complete structural and envelope work. This ensures your home is built by qualified professionals.
How do I find a building site?
If you don’t already own one, we are happy to visit any potential sites with you & help assess the section for suitability, drainage, and optimal house positioning. This service is provided free of charge.
How do I choose a builder?
Choose a Registered Master Builder. They’re independently assessed for workmanship, qualifications, and financial stability, and can offer you the 10-year Master Build Guarantee. Madison Park Homes are Registered Master Builders with over 20 years’ experience in your area.
